Fire Sprinkler and Dry Riser Systems
Our range of fire sprinklers and dry risers provide essential protection for commercial and multi-storey buildings, helping safeguard people, assets, and critical infrastructure.
Commercial fire sprinkler systems

A fire sprinkler system is one of the most effective ways to control or suppress a fire before it spreads. Designed to activate automatically when heat reaches a specific threshold, fire sprinklers provide rapid response and significantly reduce damage, downtime, and risk to life.
We supply, install, and maintain commercial fire sprinkler systems that are tailored to the size, layout, and risk profile of your building. Each fire sprinkler is engineered for consistent performance, using approved sprinkler heads, pipework, and control valves to ensure instant water delivery where it’s needed most.
All our fire sprinkler systems are designed and installed in accordance with British and European fire safety standards, ensuring full compliance and reliable long-term operation.
How fire sprinkler systems work
A fire sprinkler system operates through a combination of heat-responsive sprinkler heads, pipework networks, and monitored control valves. When a fire generates enough heat to activate a sprinkler head, it opens automatically and releases water directly over the source of ignition.
Our systems are engineered to provide consistent coverage across defined building zones, using hydraulic calculations to ensure correct flow and pressure throughout the network. We design and install all major system types, including:
- Wet pipe sprinkler systems – continuously water-filled pipework for fast activation.
- Dry pipe systems – air-pressurised pipework suitable for unheated spaces.
- Pre-action sprinkler systems – ideal for high-value environments requiring double-activation safeguards.
- Deluge systems – used in high-risk environments where rapid, full-area discharge is necessary.
All of these solutions integrate seamlessly with other fire protection systems, including fire alarm and detection systems, suppression systems, and building monitoring platforms, to create a cohesive fire protection strategy.
Our fire sprinkler design, installation and maintenance services
We provide a complete lifecycle service for commercial fire sprinkler systems to ensure long-term performance and compliance. Our process includes:
- Initial consultation and on-site assessment
- Bespoke hydraulic design and system specification
- Professional installation by our certified engineers
- Commissioning, flow testing, and certification
- Planned servicing and preventative maintenance
- 24/7 support and emergency call-out options
All systems are installed and maintained in line with BS EN 12845, BS 9251, and the Regulatory Reform (Fire Safety) Order 2005, ensuring full legal compliance and robust operational performance.
Dry risers for multi-storey and high-rise buildings
Dry risers are essential vertical water distribution systems that allow the fire service to deliver high-pressure water quickly to upper floors during an emergency. A dry riser system consists of vertical pipework, landing valves, and an external inlet connection (breeching inlet) where firefighters attach their hose equipment.
Designed for buildings typically between 18-60 metres in height, dry risers form a vital part of your building’s firefighting infrastructure, enabling rapid response and improving fire safety for occupants.
How dry riser systems work
A dry riser system remains empty during normal operation. In an emergency, firefighters connect to the external inlet breeching, which allows them to charge the system with high-pressure water from their fire engine.
The water is then directed vertically through the system to landing valves located on each floor, providing immediate access to firefighting water supplies. This enables rapid response and avoids the need to drag hoses up stairwells or use internal lifts.
Dry risers are typically installed in:
- Multi-storey commercial buildings
- High-rise residential blocks
- Hospitals, hotels, and public buildings
- Car parks and industrial facilities
They must be accessible, easy to operate, and fully compliant with height and layout requirements.
Dry riser installation, testing and maintenance
At Facilities Fire, we design, install, and maintain dry riser systems to ensure dependable performance during emergency operations. Our services include:
- Installation using certified pipework, landing valves, and breeching inlets
- Initial pressure testing and commissioning
- Required annual pressure tests and 6-monthly visual inspections
- Flow rate checks, valve testing, and defect remediation
- Compliance documentation and certification
All our work is completed in accordance with BS 9990 and the Regulatory Reform (Fire Safety) Order 2005 to ensure your system remains legally compliant and fully operational at all times.
